First Range Management, a locally-owned real estate investment firm based in Boulder, Colorado, has an immediate opening for a highly qualified and motivated Assistant Property Manager for 1900 Grant Street in the active and historic Uptown neighborhood of Downtown Denver. 

The Assistant Property Manager will oversee all daily onsite property management operations for a 120,000 SF premier commercial office building and attached parking garage, reporting directly to the Property Manager at the corporate office in Boulder.

This is a great opportunity to join a great company and work directly for the building ownership – this is not a 3^rd party management company offer.  A competitive salary & benefits package is being offered to the top candidate, possessing the following minimum qualifications:

• 3-5 years of real estate management experience in a commercial office building environment, preferably in a downtown market

• RPM (BOMA) or CPM (IREM) designations, or pursuit of same in the last 2 years, and/or Paralegal Certification from an accredited institution

• B.S. or B.A. from an accredited institution in a related field (e.g. Accounting, Finance, Marketing, Business Administration, Hotel/Motel)

• At least 2 years of practical experience developing and forecasting operating budgets, expense reconciliations, and market analysis

• Critical knowledge of the Denver vendor base (e.g. HVAC, Fire/Life Safety, Janitorial, Landscaping) and in-depth experience negotiating service contracts

• Working knowledge of construction drawings, blue prints, permit applications, AIA contracts and general construction law (e.g. Mechanics Liens, Certificates of Insurance)
