Location:        Orlando

Local onsite-owner of affordable residential apartments is looking for an Assistant  Property Manager. 

The Assistant Property Manager is responsible for all aspects of leasing the apartment home.  Basic responsibilities include locating and qualifying prospective residents, assisting current residents, lease renewals, and rent collection.  The Assistant Property Manager knows how to determine the needs of the potential resident and immediately addresses those needs with the right apartment. Confidence and a little creativity go a long way, both in attracting new residents and interacting with them once they are they make a decision.

The ideal candidate must also be able to address the concerns of current residents in a friendly and professional manner, have strong organizational abilities, follow-up skills, and an attention to the little details that often make all the difference with current and prospective residents.

Good computer skills are definitely required. The Assistant Property Manager will use a variety of programs such as Microsoft Word, Excel, Internet Explorer, as well as Skyline Property Management.

The Assistant Property Manager must be able to handle a high volume of telephone calls from current and prospective residents.   The ideal candidate must adapt to changing schedules that most likely will include some weekends and holidays.  Multi-tasking and flexibility are key elements to success.  In order to succeed, the ideal candidate must be able to handle constant change in a fast-paced environment and be able to deal with multiple people and various situations simultaneously.

The Assistant Property Manager will create marketing and retention programs to drive toward full occupancy; maintain all detail in rent rolls including security deposits, scheduled rents, late fees, move-ins, move-outs, lease dates, square footages; lead the maintenance staff with professionalism involving establishing and maintaining guidelines for performance, employee discipline, and ensuring all employees reflect the company values at all times; manage all work orders for maintenance and calendars for housekeeping, including walking the property regularly with the Maintenance Supervisor; ensure that all maintenance, cleaning, and vendor work is fully completed to standard and all issues tackled; manage office duties including collecting money-order rent payments, submitting employee timesheets, scheduling work hours,, ordering, supplies, budgeting, and ensuring the highest visual presentation/image.

 

 

This is a small company/casual dress environment.  Software programs used are: Skyline, SamTrak, Excel, Word, Outlook.
