Provide leadership to the facilities maintenance managers and supervisors including development and management training. Provide guidance for the implementation of the computerized maintenance management system (CMMS). Provide leadership and training on how to interface between maintenance team and operations, human resources, safety, IS, transportation, etc. Provide weekly updates for each facility to the VP of Maintenance and Refrigeration.
Job Responsibilities:
Provide management, functional and technical knowledge required for all MHE systems, building systems, maintenance systems, and maintenance asset management. Coordinate with the Maintenance Managers and Supervisors on a day to day basis for all facilities. Oversee all budgets, short- term rentals, long term rentals, purchases, capital improvements, emergency/crisis management, etc. Oversee and review scopes of all outsource manufacturer’s representatives and vendors performing work at the facility. Visit each facility at least once a month for meetings with Maintenance Managers and Supervisors, Facility GM and Operations to review progress, programs, problems, etc. Assist Managers and Supervisors with the facility’s utilization of the CMMS (Computerized Maintenance Management System). Review weekly the daily inputs, including, but not limited to work orders and purchase orders. Monitor the execution of scheduled tasks via the completion of asset specific preventive work orders. Monitor and critique the weekly time spent working on assets compared to total paid time. Monitor and critique the usage of parts to ensure that the on hand inventories are accurate for owned and consigned parts and that proper purchase order quantities are placed when needed. Utilize CMMS reporting function to analyze specific performance trends. Monitor budgeted, non-budgeted, capital, and expense projects for maintenance departments of all regional buildings. Oversee both in-house and outsourced projects from start to finish. Initiate, review and approve CAPX or Expense request documentation. Take project through bid/request, start-up, construction, and completion phases. Report weekly on status of all projects at your facilities. Report weekly on budgets for all facilities including cost over runs, overtime breakdowns, emergency requests, labor details, etc. Attend regional directors meetings at various facilities approximately six to twelve times a year. Host 2-3 directors meetings per year at your home facilities. VP and all directors are present for meetings. Topics include management structure and initiatives, MHE trending, general maintenance problems and solutions, weekly budgets, yearly budgets, progress with CMMS, etc. Manage and oversee regional facilities yearly budget. Oversee creation, submittal, and monitoring of regional portion of approximately $40MM yearly operational maintenance budget and $20MM capital maintenance budget. Budget requires a three year look ahead with detailed project estimates for each facility. Additional Responsibilities:
Aid in the development of corporate wide metric standards. Assist other regional directors with initiatives at C&S facilities. Help analyze new business ventures by providing maintenance and material handling equipment costs estimates. Job Requirements:
Education (Minimum Needed): BS in Engineering, Finance and/or Management / MBA preferred Experience (Minimum Needed): 6 years in Facilities Management with a focus in finance and maintenance. Specialized Knowledge Needed For Performance of Job: Extensive Microsoft Excel experience CMMS experience a plus
