Leasing Consultant

About the Job

 

Seeking a leasing consultant to work 24-40 hours per week at a 195 unit property located in Union City.  Aggressive sales skills needed for high turnover rate.   Ideal candidates must be self-motivated, high energy, and goal oriented with attention to detail. Candidates must also have a warm, engaging and inviting personality, great people skills, work well with others, follow directions and multitask. Bilingual candidate preferred (fluent in speaking, reading and writing Spanish). Responsibilities will include:

·         Making a positive first impression with all prospective residents & community members

·         Giving tours of our community to prospective residents

·         Working closely with prospects from initial inquiry to lease signing

·         Developing creative marketing strategies to generate traffic in the leasing office

·         Marketing our community to businesses, schools and organizations in the area

·         Actively participating as a member of a team charged with attracting and retaining residents

·         Rent with an acceptable closing ratio and be a part of the team effort for achieving property goals.

·         Renew leases(in person and through written correspondence) while negotiating the highest increase possible.

·         Serve residents by writing service requests, completing service call backs, and misc. follow through on special requests

·         Collection of past due rents through in person visits as well as written correspondence.

·         Pursue notice turnarounds by calling and visiting residents planning on moving and counsel in order to reverse their decision.  Persistent creativity and documentation required daily.

·         Daily administrative functions: Applications verified in a timely manner, promotional paperwork prepared, move in and renewal paperwork prepared, computer updated, internet leads worked, guest cards called back, submitting service requests, updating the communications journal, and data entry.

·         Weekly administrative functions: Walk and inspect future move-ins 48 hours prior to the move in, contact and schedule move in appointments, complete inspections, phone or visit properties to update market comp, and filing.

·         Monthly administrative functions: Marketing call sheets updated and submitted, ad book updated and analyzed, goal charts prepared in conjunction with the marketing plan, and time sheets and commission sheets prepared accurately throughout the month.
