The Site Superintendent is a supervisory level employee responsible for overseeing all maintenance activities at one site. The Site Superintendent is expected to improve and standardize the quality of services and products used in the construction and maintenance of Pennrose properties, and to foster new skills development and new employment opportunities for residents and maintenance staff. The Site Superintendent provides technical direction to site staff; implements standardized diagnostic approaches for troubleshooting and preventive maintenance; maintains a central database for all service activity; and offers input into new construction/ rehabilitation projects.
SPECIFIC DUTIES AND RESPONSIBILITIES:
· Assign work and supervise all activities of maintenance staff at one site or a cluster of sites.
· Provide on-site technical assistance and training for site maintenance staff.
· Maintain a work order tracking database to track all in-house work orders, inventory use, product replacement histories, and scheduled preventative maintenance.
· Apply clear specifications for all site procured services and products; organize the purchase of commonly used products, such as cleaning supplies, plumbing fixtures, and appliances; implement standard competitive procurement procedures for contracted services.
· Supervise subcontracted service providers; including tracking all sub contractor and product vendor authorizations and payments; and documenting work and product quality.
· Establish and implement auditing protocol for tools, equipment, and rotating inventory.
· Assisting in hiring and personnel management; performing formal evaluations.
· Standardize diagnostic approach used for common maintenance routines, especially for preventative maintenance and troubleshooting of HVAC systems and electrical circuits.
· Assists in design and construction issues as needed.
· Directly performs all maintenance duties as required.
PRE-REQUISITES:
· 4 years maintenance and/or construction experience, 1 year as a full charge maintenance superintendent experience is highly desirable.
· Working knowledge of maintenance organization systems, include inventory control, preventative maintenance record keeping, and work order record keeping.
· Ability to supervise, encourage, support, and discipline maintenance staff.
· Be technically proficient in the use of diagnostic equipment, especially a volt/ohm meter.
· Working knowledge of mechanical systems and equipment, especially HVAC systems, hydraulic systems, and electric motors.
· Basic understanding of basic building science, especially moisture migration and energy efficiency.
· Ability to deal effectively with people, especially residents and site staff.
· Physically able to perform heavy lifting up to 50 lbs. and rigorous manual duties.
· Minimum of a high school diploma; college and/or trade school education is a plus.
· Valid driver’s license and a reliable vehicle suitable for company use, including insurance coverage for business use.
