Performs routine maintenance functions of an apartment community. Maintains current knowledge of regulatory compliance and company policies and procedures related to the property.
Essential Job Functions
1. Must come to work every day and be on time. Must maintain a professional image and attitude in keeping the objectives of the company and the residents’ welfare. Must be able to take direction from supervisor and be able to maintain positive relationships with all management and non-management associates. Practices and implements conduct in accordance with established policies and procedures and division motto of “Exceptional Service is Our Standard.”
2. Maintains a working knowledge of all maintenance programs and capital improvement projects to ensure the proper and efficient operation of systems, preventive maintenance programs and custodial functions.
3. Maintains courteous and continuous communication with associates and residents in a respectful and professional manner. Performs all functions to ensure the preservation of the property and its value. Communicates with residents regarding questions, concerns, service requests, move-in inspections, recertification inspections and takes steps to resolve issues or refers them to appropriate associates. Responds to all residents in a courteous and prompt manner.
4. Responds to resident service requests. Performs repairs and replacements relating to plumbing, electrical, HVAC, carpentry, painting and other general maintenance functions as assigned. Ensures compliance with housing quality standards.
5. Performs routine maintenance of property equipment.
6. May be required to monitor and respond to an emergency call system or emergency situations.
7. May be required to perform custodial functions.
8. Performs other related functions, as assigned.
Education and Experience (Required/Preferred)
Skills and abilities normally associated with completion of high school or GED equivalency. Basic knowledge of all areas of maintenance, including plumbing, electrical, HVAC, carpentry and painting gained through formal education or on the job training required.
Minimum six months experience as a maintenance worker/technician or completion of a formal maintenance training program required.
Special Characteristics
May be required to live on-site, work overtime, work outside, travel, be on-call or be available for emergency situations including weekends and holidays.
Attention to detail and ability to work with others and foster an environment of team work. Manual dexterity and coordination needed to operate hand and power tools and equipment. Must be able to lift 50 pounds without assistance and a physical examination will be required. May be required to have a valid driver’s license and a good driving record.
