Richland Communities, an Award-Winning Management and Development Company, is currently seeking a full-time Maintenance Technician for a 198 unit apartment community in Kent, Ohio.
POSITION OVERVIEW
The Maintenance Technician is responsible for the physical appearance and integrity of the apartment community. This involves ensuring a clean and comfortable living environment for residents and prospects. The Maintenance Technician will maintain and enhance curb appeal, complete service requests for occupied units, and ensure that all vacated apartments are restored to “market ready” condition in a timely and efficient manner. All candidates must be able to pass the company’s pre-employment drug screen test, criminal history search, and maintenance exam. Candidates must also be available to perform “on call” maintenance after normal business hours and weekends.
REQUIREMENTS
· Relative apartment maintenance experience of 2+ years
· Pool experience and / or certification
· HVAC experience and / or certification
· Basic computer skills / Real Page, One-Site knowledge beneficial
· Reside within 30 minutes of community, preferable
· Work Hours: 40 hours or more per week-must be available on weekends for “on call” duties and emergencies
DUTIES AND RESPONSIBILITIES:
Conduct business in accordance with company policies and procedures, Fair Housing, OSHA, Americans with Disabilities Act, and all other laws pertaining to apartments.
Fulfill any other duties or responsibilities as outlined by the Community Manager, Lead Service Technician or District Property Manager. Reports directly to the Community Manager and/or Lead Service Technician.
General
Diagnose, troubleshoot, repair, and inspect any and all maintenance-related issues relative to the property on behalf of owner and resident alike, including but not limited to the following responsibilities;
·A/C and heating systems
·Electrical and plumbing systems
·Appliances
·Water irrigation systems
·Stairs, gates, fences, patios, and railings
·Roofing, gutters, siding and fascia
·Interior/exterior lights
·Shutters, doors, cabinets, windows, and sliding glass doors
·Tile, carpet and other flooring
Grounds
Police grounds to enhance curb appeal daily, including but not limited to the following responsibilities;
·Pick up any and all debris, including trash, cigarettes butts, etc in and around property and all property entrances
·Clean and rake mulch beds, use blower to keep sidewalks clean of debris
·Pressure wash residential buildings, clubhouse and mail kiosks
·Clean, maintain and keep detailed records on the swimming pool as needed/required
·Operate a snow blower and shovel sidewalks during the snow season
Apartment Turns
Routinely perform the following duties in order to restore apartments to “market ready” condition, including but not limited to the following responsibilities;
·Replace or repair windows, latches, screens, hinges, shelves, baseboards, mirrors, and closet doors
·Inspect and repair any appliance, including: refrigerator, stove, dishwasher, disposal, washer, dryer
·Perform painting duties as requested and / or schedule painter, if necessary
·Repair drywall holes
·Check all light fixtures and repair/replace, as needed
·Repair or replace faucets, basins, or sink plugs
·Identify any other maintenance needs in vacant apartments and complete a make ready checklist
Preventative Maintenance
·Perform routine preventative maintenance on all equipment as directed by Lead Service Technician and/or Community Manager
Safety
·Reports all liability and property incidents to the Community Manager immediately
·Learns and complies with all company safety rules
·Reports all unsafe conditions to supervisor immediately
·Familiar with all safety features for equipment, machinery, or materials
Skills
·Very strong troubleshooting skills
·Basic use of common hand tools: drills, screwdrivers, miter saws
·Good written and oral communication skills
·Strong ability to build and maintain relationships and work as a team
·Ability to follow orders or directives as outlined by Community Manager and/ or Lead Service Technician and meet required deadlines
·Fosters a positive, active and collaborative relationship with residents, co-workers, and vendors
