GENERAL DESCRIPTION:

 

The Maintenance Technician is a technical service employee responsible for independently performing complex repairs, troubleshooting and preventative maintenance chores.  The Maintenance Technician is expected to maintain and improve the operating condition, quality, and integrity of all building systems and building finishes, and to implement a system for regular inspection of those systems and finishes.  The Maintenance Technician will also provide technical direction to Maintenance Assistants and Porter/Groundskeepers, as directed by the Site Superintendent and the Manager.

 

SPECIFIC DUTIES AND RESPONSIBILITIES:

 

·                     Provide on-site technical repair, troubleshooting, and preventative maintenance services.

·                     Assists in the supervision and training of Porter/Groundskeepers, Maintenance Assistants and other Maintenance Technicians, as directed.

·                     Update the site database by logging all data related to daily work orders, inventory use, appliance and equipment replacement, and scheduled preventative maintenance tasks.

·                     Inspect subcontracted service providers, as directed.

·                     Maintain tools and equipment in optimum condition.

·                     Employ standardize diagnostic approaches for common maintenance routines, especially for preventative maintenance and troubleshooting of HVAC systems and electrical circuits.

·                     Must be available and able to respond to emergencies and be on call as needed.

·                     Other duties as required to achieve the goals of the Service Co.

 

PRE-REQUISITES:

 

·                     3+ years maintenance and/or construction experience, 1+ year as a full charge maintenance technician is highly desirable.

·                     Basic knowledge of inventory control, preventative maintenance record keeping, and work order record keeping.

·                     Ability to supervise and assist other maintenance staff.

·                     Basic understanding of the use of diagnostic equipment, e.g. a volt/ohm meter.

·                     Working knowledge of mechanical systems and equipment, especially HVAC systems, hydraulic systems, and electric motors.

·                     Ability to deal effectively with people, especially residents and site staff.

·                     Physically able to perform heavy lifting up to 50 lbs.

·                     Minimum of a high school diploma; college and/or trade school education is a plus.

·                     Valid driver’s license and a reliable vehicle suitable for company use, including insurance coverage for business use.

 

New employees must pass criminal and drug screening test.
