Manager, Real Estate

About the Job

We are currently seeking a Managing Director of Real Estate for the Administration team in New York City.  This individual will own all real estate responsibilities for Teach for America's National Office and thirty-five regional locations.  He or she will assume a leadership role in identifying new opportunities, reducing expenses, documenting robust processes, and establishing relevant benchmarks and metrics to validate performance.  The Managing Director of Real Estate will pro-actively manage TFA's real-estate portfolio and partner closely with Facility Management to monitor regional office operational concerns while aggressively seeking to minimize fully-loaded occupancy costs.  The ideal candidate will be a strong real estate manager, have strategic perspective, and embrace a relentless, entrepreneurial approach to solving problems.  The Managing Director of Real Estate will report directly to the Senior Managing Director of Administration.

 

Responsibilities

 


Responsibilities will include, but are not limited to:


  • Establish national real-estate goals and strategies aligned with overall corporate and operational objectives
  • Identify and evaluate real-estate risks and opportunities by partnering with Facility Administration to anticipate potential regional capacity issues and modeling financial and operational impact into future years
  • Manage to established budgets and partner with finance to accurately forecast, track, report and audit real estate expenses
  • Partner with Technology, Facility Administration and Regional Directors to establish standards and criteria for TFA optimal physical space
  • Develop processes and procedures for identifying, analyzing and selecting new/relocated sites meeting TFA operational and financial requirements
  • Identify and implement standard content, processes and procedures for all real estate leasing related transactions and negotiations (including content and negotiation for RFPs, LOIs, leases, subleases, shared office agreements, construction work letters, estoppel certificates, SNDAs, etc)
  • Create and maintain processes, procedures, presentation tools and templates for the effective dissemination of information about TFA's portfolio including standard and ad hoc management reporting formats, benchmarking, metrics/KPIs, etc.
  • Partner with VP of New Site Development to support the startup of regional offices in new locations
  • Work on ad-hoc projects as assigned by the Managing Director of Administration




Qualifications


 

Candidate Profile and Experience Prerequisites



  • Bachelor's degree is required; Master's degree is a plus
  • Minimum 7 years of work experience with 3+ years of management experience
  • Background in real-estate management is strongly preferred
  • Proven experience in a rapidly growing environment
  • Ability to think strategically and be driven to reach actionable results and conclusions
  • Strong analytical skills
  • Extremely organized and detail-oriented
  • Proficient in Excel, Word, and PowerPoint
  • Positive attitude, desire to be a part of a diverse team, and commitment to Teach for America's mission
