POSITION SUMMARY
Responsible for tracking graded Foreclosure Abstract Reports and REO Title Orders in the DMS system, review final title report for possible missed title issues and determine what documents are necessary to send to the title and/or closing office for clearance. Obtain documents from various internal systems within SLS, external sources, and coordinate curative efforts with title and closing offices according to the local State customs and procedures. Confirm and obtain updated final, clear title and post to DMS system as well as send to the assigned closing office (if not the same as title office). Monitor and clear Title/Curative tasks in Res.Net. Also responsible to support and back-up the STS VP of Title and Closing Services.
ESSENTIAL DUTIES AND RESPONSIBILITIES
REO Title / Default Title Abstract / Title Examination Services:
Grade all REO title files as they are completed. Act in a Title Examiner capacity on all Title issues under STS. Follow up on all title curative issues, missing foreclosure deeds, track recording of all foreclosure deeds etc. Search public records and examine titles to determine a properties legal condition. Summarize recorded documents affecting title to property such as mortgages, trust deeds, and contract. Create timeline and monitor vendor workflow in title curative area. Work within the DMS web based system, Res.Net, LPS Desktop, PaperVision, FiServ, coordinating REO Title curative with title and closing offices. Work with SLS High Risk department to resolve any and all title issues and claims from SLS timeline and SAM REO Departments Examine all foreclosure title abstract reports in DMS. Send any potential Deed In Lieu files to Loss Mitigation and Recovery Department. Manage Foreclosure Title Coordinators.
REO Closing Coordination:
Manage the REO Closing Department and REO Closing Coordinators. Manage the REO Closing process from time of referral to ordering of REO title, grading, curative, Deed prep, HUD prep and review, through successful REO closing.
Run reports in Res.Net to monitor under contract files for timeliness of curative efforts. Assist closing/title offices in curative efforts as needed. Cross train in Foreclosure and REO Title Coordination, back up as needed
SKILLS
Intermediate skills in Microsoft Office, with a focus on Excel and Word. Familiar with title services, default servicing, and Foreclosure/REO processes. 4+ years’ title officer and title examination experience preferred. Demonstrates accuracy and thoroughness.
