JOB DESCRIPTION:
 
Building Manager
Acts as principal contact/liaison between Clients and facility maintenance teams
Meets with Research Operations Managers and responds to their needs, including advising on laboratory and office reconfiguration.
Communicates with the requester to determine total scope of work and priority of the work to be performed
Requests and acts upon weekly, open and outstanding work orders for the building(s).
Keeps hallways and egress clear of all drop shipped items per Boston Fire Department.
Assist with energy related projects for building(s)
Performs daily building and tunnel tours/inspections to check on critical systems; requests work orders to remediate any found conditions in need of remediation.
Interacts with Customer Service Representatives and Research Operations Managers to expedite repairs and other issues.
Prices Requests For Approval (RFAs) for signature by client, coordinates with Project Manager and schedules the work, including coordination of building shutdowns.
Coordinate all work with Engineering & Construction (E&C) group from Harvard
Attend E&C construction meetings and coordinate JCI at HMS shutdowns with those planned by E&C so as to minimize disruption to Client.
Reacts quickly and swiftly for all Emergencies, (floods, odors, steam breaks, etc).
Must be prepared to answer telephone or pager all hours of the day and night
Submits written notifications to HMS occupants to coordinate upcoming shut downs or special event support
Schedules and observes fire drills and reports to those involved.
Manages subcontractors for small out of scope projects to be billed to the Client.
Manages trades people and prioritizes work, sets goals and participates in performance management
Ensures safety needs are given top priority while executing work
Attends client mandated meetings
Leads team of technicians as required for equipment condition assessments
Submits data for submission to CBM for client reports, including but not limited to work order aging reports, PM completion and analysis of non completed or cancelled PMs, % of uptime for critical equipment
Encourages, creates, submits for approval and implements cost savings initiatives
Prepares lists of anticipated projects for Client Capital Budget Preparation
Demonstrates decisive problem resolution skills
Communicates effectively.
 
 
 
 
  


Bachelor's degree or equivalent field experience.  Five or more years experience in operations and maintenance. Able to program and operate Building Automation Systems.  Basic knowledge of HVAC systems and their operation.  Demonstrated leadership abilities. Able to manage and train entry-level personnel. Able to deal with customers and others at all levels. Knowledge of JCI procedures and policies. Must be a team player, committed to working in a quality environment.
