MANAGER IN TRAINING- PROPERTY MANAGER
A MIT reports directly to the Property Manager and is one of PRG’s on-site representatives. The MIT fully supports the Property Manager in all functions of asset management. MIT are responsible learning all aspects of the sales, leasing, custyomerr service and problem solving process..
Qualifications, Skills and Experience:
Education and experience requirements include either a 4-year BS/BA degree, a 2-year Associates degree combined with a minimum of 2 years direct property management experience, or a 2-year Associates degree with at least 3 years of related business management experience.
Responsibilities:
1. Conduct all business in accordance with company policies/procedures, Fair Housing, American with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to housing.
2. Responsible for the execution of the training function for new marketing representatives by way of PRG University materials.
3. Develops thorough knowledge of the product, as well as the rental community.
4. Develops knowledge of rental policies and procedures as well as daily administrative requirements of the management office.
5. Implements marketing and pricing strategies for the apartment community.
6. Effective presents the model apartment and vacant rent ready units to prospects and demonstrates its benefits and features.
7. Evaluates the sales performance of other marketing representatives by personal shops and outside evaluations.
8. Provides the Property Manager with the development and implementation of promotional programs, including creative newspaper advertising, direct mail campaigns, and resident referral programs.
9. Work with lease renewals each month.
10. Maintains program to generate leads through cold calling on corporations and realtors.
11. Acquires thorough knowledge of property accounting procedures.
12. Maintains resident retention program.
13. Ensure that lease files are complete and that lease paperwork is being executed properly.
14. Supervises personnel either directly or indirectly.
15. Performs human resource administration, when necessary or assigned, for all employees assigned to property in accordance with company policy and procedure, and insures a competent and well trained operational staff at all levels.
16. Assist Property Manager with training of Marketing Representatives.
17. Report all liability and community incidents to the corporate office immediately. Ensure that all workers’ compensation claims are reported and proper paperwork is completed.
18. Ensure that buildings and grounds, public areas, roads and parking areas, recreational facilities and laundry rooms are all maintained in accordance with policy and procedure and takes corrective action to eliminate unsatisfactory conditions.
19. Physically inspect community when on grounds, pick-up litter and report any service needs to maintenance staff. Will also inspect move-ins, move-outs, or vacancies when requested.
20. Maintains liaison with community officials to insure mutual goodwill. Follows and tracks relevant local governmental issues affecting property operation such as public hearings ad reports it to senior management and corporate office.
21. Conform to company-approved dress code.
22. Performs additional assignments as directed.
Comments:
Training on policy and procedures about the company are learned through on-the-job training where less supervision will be required as individual becomes more knowledgeable and proficient in the job. Position requires human relations involvement not only with employees, but also with residents and prospects. Position requires weekend and holiday work. Computer skills required.
