Position Description:

To assist the Resident Services Office with the coordination of all Quality Inspection activity related to Military Housing units. These activities would include Pre-Inspections, Move-in and Move-Out Inspections of residential units and surrounding common areas in the Military community.

Essential Job Functions

1. Assists with the management of Resident Services Office operations and associates in a professional and respectful manner. Practices and sets example for and implements conduct in accordance with established policies and procedures and motto of “Exceptional Service is Our Standard.”

2. Maintains courteous and continuous communication with associates and residents in a respectful and professional manner. Performs all functions to ensure the preservation of the Military Community and its value. Communicates with residents regarding questions and concerns on all inspection activity related to their residence.

3. Assists with maintenance of the community vehicles in a safe and good operating condition. Ensures the safekeeping of vehicle(s) and coordinates timely registration with Corporate Fleet Administrator. Maintains good operating condition of all maintenance equipment.

4. Maintains current knowledge of and ensures compliance with all applicable state and local laws, particularly regarding resident-landlord relations, all applicable OSHA regulations and fair housing laws, and ensures that all supervised associates are familiar with and understand them. Maintains current knowledge of building(s) fire and emergency systems and location of shut off procedures for gas, electric and water.

5. Conducts move-in inspections to determine market readiness of vacant homes and in coordination with the Maintenance Department implements high quality standards of product readiness. Conducts move-out inspections of homes and recommends charges for applicable damages. May perform interim unit inspections as required. Performs daily interior and exterior community self-inspections, completes monthly reports of inspection results and reports to the Resident Services Manager on appropriate recommendations.

6. Performs groundskeeper functions including mowing and maintaining the lawn, shrubs, flowers and trees, snow removal and performing routine maintenance on mowing or plowing equipment. Removal and disposal of trash on the community. May assist with custodial or maintenance tasks as requested.

Education and Experience (Required/Preferred)

Skills and abilities normally associated with completion of high school or GED equivalency. Knowledge of property management, general maintenance, Quality Assurance Programs associated with property management required. Knowledge of maintenance programs gained through formal education or on-the-job training preferred.


Special Characteristics

May be required to work overtime, work outside, travel, be on-call or be available for emergency situations including weekends and holidays. Must be 18 years of age.

Good oral, written and interpersonal communication skills. Attention to detail and good mathematic skills. Ability to work with others and foster an environment of team work. Manual dexterity and coordination needed to operate hand and power tools and equipment. May be required to have a valid driver’s license and a good driving record. Abilities required include learning to operate commercial mowing and plowing equipment through on-the-job training. Must be able to lift 50 pounds without assistance and a physical examination will be required.
