Clearwire, founded in October 2003 by telecom pioneer Craig O. McCaw, is a provider of simple, fast, portable and reliable wireless high-speed Internet service. Clearwire customers connect to the Internet using licensed spectrum, thus eliminating the confines of traditional cable or phone lines.
Headquartered in Kirkland, Wash., the company launched its first market in August 2004 and now offers service in 16 states across the U.S. as well as in Europe.
On November 30, 2008, Clearwire Corporation and Sprint Nextel Corporation combined their respective next-generation wireless broadband businesses to form a new wireless communications company to expedite the deployment of the first nationwide mobile WiMAX network. This new company retained the name Clearwire.
In conjunction with this transaction, Intel Corporation (through Intel Capital); Google Inc.; Comcast Corporation; Time Warner Cable Inc; and Bright House Networks collectively invested $3.2 billion into Clearwire.
Clearwire seeks a Real Estate Manger to play a pivotal role in business development in Clearwire's national expansion. We are looking for an individual who exhibits a high "sense of urgency" and attention to detail. This position is responsible for the implementation of corporate real estate strategy and transactions as identified by the Real Estate Director.
Successful applicants will have the ability to manage a team of 14 individuals and a national lease portfolio. Additionally you will gather and analyze information from various sources, establish recommendations based on that information, analyze current structure, processes and tools and recommend improvements, ensure adequate workload distribution and productivity within the team.
Job Responsibilities:
- Manages all real estate needs of national portfolio of sites; analyzes and reports lease data on a national, regional and market level to identify trends, directs real estate activities to ensure proper setup and payment of lease data, oversees lease renewals, handles landlord dispute escalations, and consults with legal counsel on real estate transactions and dispute resolution. - Maintains compliance with corporate policies related to tower leases which includes the performance of applicable SOX controls. - Reviews and approves monthly rent expenses of lease portfolio. - Assures that up to date information is in the real estate database and that all pertinent lease information has been properly recorded by the Real Estate Specialists. - Effectively manage the lease related aspects of the real estate function so as to maintain cross functional efficiencies and better long term savings for Clearwire. - Manage the internal and external vendor partners who have been aligned to accomplish the goals set forth by Clearwire, by continuously challenging each partner to improve pricing, standardize services levels, and improve practices. - Continuously strive to improve processes, practices, and vendor relationships to create efficient and effective means for accomplishing goals, on time, and on budget.
Minimum Qualifications:
- Ability to read and interpret contracts and Master Lease Agreements - Resourceful and creative in gathering information to resolve problems. - Previous experience in a fast paced environment - Ability to prioritize effectively and juggle multiple prioritize - At least 5 yrs experience in telecom real estate required - Bachelors Degree or equivalent experience required. - Strong written, oral, research and organizational skills. - Candidate should have strong leadership and relationship skills - Proficiency with MS Word, Excel, and MS Project - A demonstrated ability to follow up aggressively and respectfully with all parties to complete a project and consistently focus on solutions
