
As an Associate Real Estate Representative, you will be responsible for working with a team of Right of Way professionals. Primary focus will be working to support departmental processes, responding to simple inquires from third parties, researching, indexing and interpreting real estate property documents, updating database systems, including GIS, acquiring, managing our large network of transmission, distribution and gas rights of way. This Real Estate Team executes between 5,000 – 10,000 transactions annually. Regional teams manage thousands of land rights, securing and defending rights and investigate hundreds of requests for use of company property annually.
Responsibilities:
· Assist in the acquisition of property and property rights in support of Company operations.
· Support departmental processes.
· Respond to simple inquiries about property and property rights from internal and external clients as well as inquiries requesting third-party use of lands and rights-of-way.
· Assist in the protection, preservation of Company property and property rights.
· Prepare documentation for real estate transactions (Sale of land, Grant of Easements, Release of Easements, Licenses, Leases).
· Research, examine and interpret public records and plans at Registries of Deeds, Registries of Probate and other public repositories relative to property ownership, title, and encumbrances.
· Record company property records at various Registries of Deeds and other venues.
· Assist in the coordination for citing of facilities, future planning, abutter lists and notification.
· Assist with research, investigation to resolve property issues relative to company operations including adequacy of existing rights and property rights restriction lists.
· Interact with Real Estate, internal and external clients and agencies to facilitate property transactions.
· Prepare and generate various reports associated with right of way activity and project status.
· Maintain and update Real Property records and GIS systems
Knowledge & Experience Requirements:
· Four (4) year Degree from accredited college preferably in Business/Real Estate/Paralegal Studies/Economics/Civil Engineering/Surveying, or an equivalent combination of education and experience.
· Two (2) to five (5) years Utility Property & Property Rights experience.
· Understanding of engineering and survey plans, maps, and related design drawings and deeds.
· Capacity to interact effectively with internal and external parties on property transactions.
· Must possess desire to provide excellent service to clients.
· Effective verbal and written communication skills.
· Effective organizational skills.
· Possession of a valid driver's license, and an ability and willingness to use personal vehicle on company business.
· Availability for evening and weekend meetings.
· Travel within National Grid USA service territory.
· Computer experience including Microsoft Office.
· Understanding the use of GIS systems.
· Ability to research and interpret land and conveyance records.
· Understanding of internal accounting and accounting systems.
· Ability to interpret paper and electronic mapping systems.
