Job Responsibilities:
SUMMARY


This position is responsible for assisting the real estate research department in providing management with strategic real estate information and recommendations for existing stores and potential new stores. Maintains consistency of format and information among all members of the research team.


SUPERVISORY RESPONSIBILITIES


There are no supervisory responsibilities.


ESSENTIAL DUTIES AND RESPONSIBILITIES


Prepares/communicates new site information to management by:
• communicating effectively with real estate brokers and real estate directors on new site information and analysis.
• utilizing demographic and economic data for the evaluation of markets and store locations.
• forecasting potential sales for new stores using sales model.
• forecasting optimal categorical product mix for existing and proposed stores.
• estimating cannibalization of proposed new stores and competitors from existing stores.
• analyzing potential new sites and the potential effects on existing stores and the market.
• making recommendations to management for potential sites
• preparing reports, maps, and analysis for Real Estate Committee meetings.
• developing locator maps and trade area analysis for market tours.
• conducting ad hoc analyses that support the needs of real estate and the company.


Supports the entire Real Estate Department, as necessary by:
• working closely with real estate and research directors on new and existing site analysis.
• supporting Real Estate Department in setting and achieving goals.
• communicating problems/challenges/priorities to team members.
• promoting teamwork and cooperation within department.
• providing for continuity by ensuring that each person is able to achieve the position's desired results.
• fostering a mutual understanding of workloads, challenges, and priorities with team members.
• supporting a philosophy of continuous growth and learning.


Prepares/communicates customer loyalty data information/trade area analysis to management by:
• analyzing customer loyalty data to understand the geographic pull of existing stores.
• interpreting results and sharing analysis with field management, real estate, advertising, and other departments.


Collects and communicates information regarding new sites, existing stores, and competitors by:
• maintaining database of stores and competitors and collecting relevant information.
• communicating effectively with real estate brokers and field personal on new competition.
• communicating competitive data with Competitive Intelligence department.


Demonstrates/promotes an environment of continuous improvement/critical review by:
• identifying new and useful sources of data and information.
• testing/cross-checking data sources for integrity and consistency.
• identifying opportunities for improvement through continuous exploratory research.
• identifying ways to save time and money by working smarter.
• qualifying projects and requests for support before taking action.


Maintains consistency of format and information among research analysts by:
• assisting other analysts with consistent format and presentation of real estate maps and demographics.
• properly recording historical real estate information.
• maintaining presentation templates.



Qualifications:
EDUCATION and/or EXPERIENCE


Bachelor's degree from a four-year college or university in Business or Geography (emphasis in market research preferred); or equivalent related work experience.


TECHNICAL SKILLS



• Able to demonstrate strong computer skills, i.e., Excel, Word, Access, Powerpoint applications
• Must have strong GIS skills (ArcView or MapInfo), lack of this skill set will preclude applicants from consideration
• Able to demonstrate high level of analytical ability and knowledge of statistics
• Able to demonstrate excellent verbal and written communication skills
• Able to demonstrate ability to be highly motivated and self-starter
• Pre-existing knowledge of geographic markets a plus
