Columbia University in the City of New York is seeking applicants for Resident Manager. The Resident Manager has broad authority and accountability for providing essential services to two 21-story buildings with 325 apartments that are used to provide housing for faculty and graduate students. Additionally, this building has a 400-space garage, a nursery school, and extensive landscaping and provides heat for a neighboring academic building. Responsibilities include insuring proper and safe operation and maintenance of all building systems; supervision of building employees, security guards, and contract vendors; and supervision of work performed by outside contractors.
High School diploma or equivalent and a minimum of 10 years’ experience in building operations, including at least 5 years as a superintendent, resident manager, and/or contractor with a successful record of performance on jobs with management requirements similar to those of these buildings. Standpipe and Sprinkler certifications are required. A Number 6 Oil Burner license and a Number 6 Fuel Oil Certificate of Fitness are required. Experience in the operation of an automated building management system, absorption equipment, and package air handling units is required. Working knowledge of building operations and maintenance. Strong customer service orientation is mandatory. Computer proficiency is necessary.
