Durst Fetner Residential LLC, a prestigious residential Property Management company, is seeking a Property Manager to oversee all aspects of property management for multiple properties. This position will report directly to Vice President, Property Management. Candidates will have the ability to oversee Leasing and Resident Managers as well as building employees in our properties.
Responsible for all aspects of management including:
- Budgets
- Revenue generation
- Operating costs
- Capital improvements
- Preventative maintenance and preservation of mechanical systems
Requirements
- Must be able to set own goals for properties and proactively lead team to meet goals.
- Ability to supervise staff at a higher level, including management (Leasing and Resident Managers), technical, maintenance, and administrative employees
- Directing in-house staff including leasing manager to develop marketing strategies to maintain high rates of occupancy and rents.
- Report to and advise owner on operations, financial matters, resident concerns, policies and procedures
- Recognize market trends, operational and management problems and develop appropriate solutions
- Prepare budgets, analyze financial statements and understand any all issues as they relate to property operations and reporting requirements.
- Prepare and present monthly, quarterly and annual reports to owners
- Oversee operations of properties and ensure building presentation and operations are maintained according to standards and procedures
- Oversee the building operations, physical Plant and building systems maintenance and contractors, including service contracts and bid process
- Supervising major capital improvement projects
- Ensure compliance for all Affordable and regulatory requirements
- Promote and ensure resident satisfaction
- Handle emergency situations
Qualifications:
- Four year accredited College degree
- 10 years property management and team supervision experience
- A demonstrated ability to supervise staff and make necessary management decisions on a timely basis
- Experience working with union and non-union employees
- General understanding of building systems, including heating plant operation
- Working knowledge of residential accounting softwares
- Excellent verbal & written communication skills
- Proficient computer skills including Microsoft Office suite
