The Senior Manager of Corporate Services reports directly to the Vice President of Corporate Services and is solely responsible for overseeing corporate facilities in multiple locations to include negotiating with and working closely with management companies, franchisors and on-site staff to ensure that each facility property achieves the highest standard of quality service and professional appearance. The ideal candidate must have a proven track record in leadership and management as well as the analytical capacity to coordinate ongoing facility management, security and other service operations in accordance with established standards.
Responsibilities include:
•Directly responsible for space planning activities including coordination of all employee additions, moves and changes within Company facilities and maintaining related project schedules and floor plans.
•Maintain periodic maintenance of critical building systems including generators, UPS systems, and building alarms as applicable.
•Oversee contract services including housekeeping, maintenance, physical security, cabling and construction as required.
•Maintain relations with vendors and service providers to ensure compliance with Company policies, and quality and timeliness of goods and services.
•Assist Vendor Management Operations to work with supply vendors to establish r best pricing, delivery and service.
•Manage inventory levels and maintain adequate supplies of long lead items.
•Maintain shipping and receiving records and assist in the preparation of budgets and project plans.
•Safeguard company assets through effective enforcement of corporate security policies.
•Develop and implement cost reduction plans across all related areas of responsibility.
•Responsible for document files and contract management within area of responsibility.
•Provides liaison with landlord and ensure the comfort and safety of Company employees.
•Maintain highest level of maintenance and physical appearance of company facilities.
Key Result Areas:
•Maintain high operating standards across all corporate facilities and cost effective control of operating expenses.
•Effectively manage office space capacity and determinations regarding expansion based upon the amount of space required to accommodate the company’s objectives.
•Financial performance indicators consist of occupancy cost per square foot and operating cost per FTE as compared to budget.
Qualifications:
This position requires a minimum of ten years of management experience in administration or facility management to include commercial real estate finance, real estate acquisition and real estate sales (real estate executive experience desired).The candidate must have strong organizational skills, attention to detail, and flexibility as well as the ability to work effectively with global cross-functional teams in a fast-paced environment. The candidate must be proficient in Microsoft Applications to include, Excel, Word, MSProject and Visio. A four year degree from an accredited college is required and an MBA is preferred.
