Requirements:
· Must be knowledgeable of building codes, state agency procedures
· Must have an understanding of the project phases from project set-up through design, agency submission, bidding, construction and construction close-out,
· Must have a basic understanding of all the disciplines involved in the design of a building including building materials and systems and AIA documents, including contracts, and basic accounting principals.
· Proficient in Excel and Word and familiarity with AutoCAD
· Licensure preferred.
Job Responsibilities:
- Responsible to initiate and monitor correspondence with agencies (SED, DOE, planning boards, etc.) including required approvals
- Main Client contact – responsible for the development and maintenance of a good working relationship with the Client and determine Client’s project objectives from the very beginning and maintain Client satisfaction throughout the course of the project.
- Project Program: development and maintenance of project scope / program with Project Team.
- Project Schedule: development and maintenance of project schedule with Project Team.
- Project Budget: development and maintenance of project budget with Project Team.
- Project Business Manager – responsibility for the project’s financial success – manage the team in internal cost budgets from initial project set up through Construction Closeout.
- Understand contractual obligation.
- Pursue Contract Amendments for additional work.
- Communicate with Project Team, both internally and externally.
- Identify and evaluate project risks
- Represent the firm at Board of Education meetings and public meetings (with appropriate team members)
- Initiate and monitor consultant relationships (kitchens, asbestos, etc.)
- Conduct meetings with Project Team, including architectural and engineering team, consultants, client and construction manager (with appropriate team members)
- Responsible for project set-up and programming (pre-referendum) phases.
- Coordinate and monitor progress of design phases, including schematic design, design development and construction documents
- Schedule and coordinate QA / QC process and ensure that all appropriate comments are incorporated into the construction documents.
- Schedule and coordinate the bidding of projects.
- Monitor construction and construction close-out phases.
- Responsible for in-house scheduling of projects.
- Possess substantial knowledge of principles and techniques of personnel supervision and ability to work closely with all disciplines
- Responsible for the editing of the front end of the Project Manual and coordinate review with client’s legal counsel and construction manager (if applicable) (with assistance from team)
- Responsible to motivate staff and set appropriate standards for professional performance. Synthesize team ideas and contributions
- Other duties as assigned by Director of Architecture, Architectural Department Manager and/or Regional Manager
Supervisory Responsibilities: Monitors supervision of the project team during production and works continuously with team members, clients and other professional disciplines
