POSITION ACCOUNTABILITY:
Provides support to the Purchasing department focusing on cost control and analysis. Handles departmental responsibilities that relate to the accounting function. Provides backup support to the department for bidding, estimating and contracting. Also provides research for negotiating contracts, recommends alternative resources and monitors contract implementation. Assists in managing the house budgeting process.
POSITION RESPONSIBILITIES:
- Provide a SPOC for the production and purchasing departments in processing necessary paperwork for blanket EWO's, handchecks, and blanket PO's.
- Provide invoice control, research and processing including updating the invoice tracker.
- Provide NSO bidding, negotiation and input to ensure complete and accurate budgeting.
- Recommends improvements in purchasing database system to improve management reporting, database accuracy, efficiency etc.
- Review and act on weekly variance reports to identify problems in contracting or budgeting
- Review, correct and approve start budgets and final budgets within audit requirement timeframes.
- Provide back up for other purchasing functions, including ARN processing, community set up and trade management.
- Occasionally inspects houses under construction to evaluate product quality or service and ensure safety requirements are being adhered to.
- Provide budget revision research to insure proper application of necessary budget revisions due to pricing and/or vendor changes.
- Provide support for new product releases, including creating bid specifications, bidding and contracting to meet hard cost targets.
Qualifications:
EDUCATION:
Some college or technical training, or related experience.
JOB SKILLS:
Thorough understanding of home building accepted accounting practices.
Exceptional accuracy and proficiency with numbers using computer.
Exceptional organizational skills to ensure complete, accurate purchase orders, budgets, budget analysis and summary reports.
Negotiation skills.
Understand architectural plans & construction terminology.
Understanding of Enterprise type purchasing system preferred.
EXPERIENCE:
- Minimum 3-5 years in homebuilding/construction with focus in accounting/budgeting. Direct exposure to field work or familiarity with purchasing processes.
- Experience in computerized budgeting process.
- Experience in A/P budget research.
- Enterprise system set-up/maintenance preferred.
PHYSICAL:
Capable of occasionally inspecting houses under construction to evaluate product quality/service.
