JOB SUMMARY:

Sustain Realty is a captive property management company looking for a Full Time Assistant Property Manager for our fast growing apartment portfolio located in Philadelphia and Delaware County. The Assistant Manager will support the Partners in running the day-to-day operations of the portfolio.

Qualifications:

§  High school education or equivalent.

§  Ability to read, write and comprehend the English language.

§  Mathematical skills (high school level) in order to calculate pro-rations, bank deposits, etc.

§  Possess above-average telephone and communication skills.

§  Possess above-average ability with personal computer- Microsoft Office, Internet.

§  Apartment management or sales experience preferred.

§  Marketing and Graphics training with Adobe Creative Suite a plus.

§  Familiarity with AppFolio property management software a plus

§  Must possess valid driver’s license and reliable transportation.

§  Must pass AppFolio training courses in accounting, leasing and maintenance.  

 

Essential Functions:

§  Collect and secure rental payments.

§  Input daily activity transactions – payables and receivables.  

§  Generate and deliver late payment notices, “Notices to Vacate”, and generally manage collection of unpaid/overdue sums.

§  Enter activity into AppFolio property management software in relation to Accounting, Leasing and Maintenance. 

§  Assist with leasing duties, to include showing apartments and preparing leases.

§  Promote resident retention by assisting with the lease renewal program.

§  Maintain organized company and property office files.

§  Prepare accurate and complete reports in a timely manner.

§  Handle or assist in the receiving, recording, preparation and follow-up of maintenance work orders to facilitate residents’ service requests.

§  Assist in the inspections of vacant apartments and take appropriate action to prepare them for market-ready status.

§  Perform periodic inspection of common areas.

§  Report any observed maintenance issues.

§  Must always be courteous and helpful to residents, prospective residents and co-workers.

§  Must have reliable transportation in order to travel daily or weekly to various local property sites.

§  Must have mode of communication in which to be contacted at home and to respond in cases of emergency.

§  Must be available for overtime, weekend, holiday, and evening work.

§  Perform other duties as assigned by the Partners
