Job Summary:

Usually works with minimum supervision, conferring with superior on unusual matters. May be assisted by Entry or Intermediate Level personnel. Assignments are broad in nature, usually requiring originality and ingenuity. Has appreciable latitude for un-reviewed action or decision.  May work with Manager, Facilities in the development and administration of the Property Plan and Budget, subject to the approval of the Director, Facilities.

Essential Job Duties:

1.      Oversee facilities and maintenance staff to ensure continuous service to client.

2.      Responsible for supervision of operational management of all aspects of the remote properties to assure maintenance of approved quality standards.

3.      Responsible for the supervision of all maintenance programs relating to the interior and exterior conditions and appearance for the properties.

4.      Prepare, coordinate and ensure that all fire, life safety and other safety programs are established and followed as required for specific location.

5.      Responsible for a positive prompt response to requests from building tenants and for the implementation of ongoing contract programs to constantly assess tenant needs and to assure problems are being solved promptly, and to the mutual benefit of the tenant and the properties.

6.      Partakes in the selection of contract services, vendor negotiation of service agreements, and daily monitoring of vendor performance. 

7.      Obtain and analyze pricing for contract work selecting best price for services provided for client.

8.      Assist with the collection, analysis and reporting of data addressing operations.

9.      Provides valuable input to Manager on staff performance, hires and terminations.

10.  Maintain communication with the clients regarding service issues and resolution.

Other Job Functions:

1.      On-call 24/7 to respond to property events, emergencies or incidents

2.      May actively participate in the development and management of the account

3.      Other duties as assigned


Skills, Education And Experience:

·         Bachelor’s degree.  Professional certification (e.g. CFM) is preferred.

·         Minimum 3 years facilities supervisory / management experience, preferably in commercial real estate. 

·         Possesses and applies a broad knowledge of principles, practices, and procedures of particular field of specialization to the completion of difficult assignments.
